North Miami Beach is mostly mid-century, mostly block

North Miami Beach sits directly west of Sunny Isles, on the mainland side of the Intracoastal and the Oleta River. Most of its housing went up in the 1950s and 60s: single-storey concrete block ranch homes on quiet residential streets, two-storey garden-style apartment buildings, and a band of condos and rentals along the 163rd Street and Biscayne Boulevard corridors. On the water, Eastern Shores is a separate world of canal-front homes with docks, sliding doors facing the Intracoastal and the salt-air wear that comes with them.

Houses of that age share a pattern. Interior doors have settled slightly out of square, so they rub or stop latching. Ceilings carry decades of patches, and some still have the original popcorn texture. Bathrooms have been redone once or twice, often with caulk and grout that are now due again. Block walls mean every TV, shelf and mirror needs a masonry anchor rather than a drywall toggle. None of this is dramatic; it is just the steady list an older house produces.

What North Miami Beach asks us for most

Door work leads: interior doors planed and rehung, hinges reset, and sliding glass doors with worn rollers and gritty tracks, especially in Eastern Shores and the waterfront condos. After that come drywall and ceiling patching, ceiling fan replacements in bedrooms and on patios, light fixture swaps on existing boxes, faucet and toilet repairs on existing connections, and hurricane shutter panels put up before a storm and taken down after it.

Landlords with a duplex or a few apartment units are a big part of the mix here. A turnover list usually reads: patch the walls, re-caulk the tub, fix the running toilet, swap the lockset, rehang the closet door. We quote the whole list as one flat price and send photos when it is done.

The shortest drive on our map

Our base in Sunny Isles Beach is a few minutes east of North Miami Beach over the causeway, so it is one of the easiest places for us to fit in a same-week or next-day visit, and a quick return trip when a part arrives late. North Miami Beach runs into North Miami to the south-west and Aventura to the north, and we cover all three on the same schedule.

We stay inside the handyman line here as everywhere else. Like-for-like fixture swaps, door and window hardware, patching and seasonal shutter work are ours. New circuits, repiping, water heaters, new permanent shutters and anything structural belong with a licensed contractor, and we tell you that before we quote, not after.

Questions From North Miami Beach

Can you come out the same week in North Miami Beach?

Usually, yes. Most jobs in North Miami Beach are booked within the week, and next-day slots open up often. Standard arrival windows run Monday to Saturday, 8 AM to 6 PM. Evenings and Sundays are possible when the team confirms the slot. Call or text (305) 813-9013, or use the chat on this page, and we will confirm the soonest window.

Do you work on older block houses in North Miami Beach?

Yes, they are most of what we see here. Concrete block walls need masonry anchors for anything you hang, settled door frames need hinge and strike adjustment, and older ceilings often need patching and texture matching. We bring the tools and anchors for all of it.

Can you fix sliding glass doors in Eastern Shores?

Yes. On the water, rollers corrode and tracks fill with grit until the door takes two hands to move. We replace the rollers, clean and adjust the track and check the lock and handle. Broken glass or a damaged frame is a glazier's job, and replacing an impact-rated door needs a permitted contractor; we will say so if that is what we find.

Do you handle turnover lists for North Miami Beach rentals?

Yes. Patching, caulking, door and lock hardware, fixture swaps and minor plumbing on one flat-rate list, with photos when done. Anything that needs a licensed trade, such as a water heater or electrical panel, we flag so you can call the right contractor.
