Pressure Washing in Miami

Double Handyman pressure washes homes and condo outdoor spaces across Miami-Dade and South Broward: balconies and terraces, patios, pool decks, driveways, pavers, walkways, fences and outdoor furniture, using low-pressure soft washing on screens, stucco and delicate surfaces. Flat-rate price before booking, same-week in most cases, and we check your association's rules before any water touches a balcony.

Why Miami surfaces go green and black so fast

Heat, humidity and summer rain make South Florida a perfect place for mildew, algae and mould. A shaded patio or the north side of a pool deck can turn green in a single wet season, pavers darken, and balcony tiles near the ocean collect a film of salt and grime that makes them slippery. Driveways pick up oil and tyre marks, and white fences and outdoor furniture go grey.

The fix is not just more pressure. Too much pressure etches pavers, strips sand from joints, chews through screen mesh and blows water behind stucco. We match the pressure and the cleaning solution to the surface, and soft wash anything that would be damaged by a narrow high-pressure tip.

What we clean

  • Condo balconies and terraces, where the building allows it
  • Patios, lanais and screened porches (soft wash on screens)
  • Pool decks, coping and pavers
  • Driveways, walkways and entry steps
  • Fences, gates and garden walls
  • Outdoor furniture, planters and grill areas

Condo balconies: check the rules first

Many condo associations in Sunny Isles, Aventura, Bal Harbour and Miami Beach restrict or prohibit pressure washing on balconies, because the runoff drips onto the units and cars below. Some allow it only on certain days, some allow only a mop-and-bucket or low-water clean, and some handle balcony cleaning themselves. Before we quote a balcony, we ask you to confirm what your building permits, and we work within it, including collecting runoff where the rules require.

How it works

Send photos of the area with something for scale and tell us roughly how big it is. We quote a flat price. On the day we move furniture and plants, cover outlets, fixtures and nearby plants, pre-treat mildew and stains, wash with the right pressure for each surface and rinse. Pavers can be re-sanded where joints have washed out. We put everything back where it was before we leave.

What we do not do

This is residential work for homes and condo units. We do not take on commercial properties, building facades, high-rise exterior walls or roofs. Roof cleaning, especially on tile roofs, is its own speciality, and we will point you there rather than risk cracked tiles or a fall.

Where we do this most

Pressure Washing is one of the jobs we are asked for most in these neighbourhoods. Each area page covers what is typical there and how buildings and homes differ.

Your Questions, Answered

How much does pressure washing cost in Miami?

We price flat-rate, not by the hour. Tell us the job — a photo or two helps — and we give you one upfront number before anything is scheduled. The price moves with the square footage, the surface (pavers and screened areas take longer than a plain slab), how heavy the mildew or staining is and whether re-sanding or furniture cleaning is included. Whatever we quote is what you pay; there is no clock running and no add-ons at the door.

Can I pressure wash my condo balcony?

Only if your association allows it, and many in Miami do not. Runoff from a balcony drips onto the units and cars below, so buildings often restrict pressure washing to certain days or require a low-water clean. Check with your management office first; we work within whatever your building permits.

How often should you pressure wash in South Florida?

Most patios, pool decks and driveways look best cleaned about once a year, and shaded or north-facing areas often need it more. Cleaning before mildew builds up thick is easier on the surface than waiting until it is black.

Will pressure washing damage my pavers?

It can if the pressure is too high or the tip is held too close, which etches the surface and strips sand from the joints. We use a surface cleaner and moderate pressure on pavers and can re-sand joints afterwards where sand has been lost.

Do you pressure wash roofs or the outside of buildings?

No. We clean residential patios, decks, driveways, walkways, fences and permitted balconies. Roofs, high-rise exteriors and commercial properties are specialist work and we will tell you so.
